Agreeing to these terms
These terms cover your use of the Sterling Auburn Concrete website and any estimate, quote or job you arrange with us. By using this site or booking work with us, you agree to them, so please read them before you call or send the form.
If you have a separate written agreement or signed quote for your job, that document controls the details of your project. These terms fill in anything it doesn't cover.
What we do
Sterling Auburn Concrete is a concrete contractor in Auburn, ME. We work on driveways, patios, sidewalks, steps, garage floors, slabs, foundations, footings, retaining walls and other flatwork, which means the flat poured surfaces around a house. We serve Auburn and the cities around it, and you can see more about our services on the home page.
The information on this site is general. It explains how concrete work usually goes, but your yard, soil and drainage decide what your job needs, so nothing here replaces what we tell you after we've seen your property.
Estimates and pricing
We give free on-site estimates with no obligation, because we can't price concrete work fairly without looking at the ground it sits on. Your estimate is based on what we can see on the day we visit, including the size of the area, the condition of the subgrade, which is the soil and base the slab rests on, access for the truck, and any old concrete that has to come out.
An estimate is not a final price until you accept it in writing. If we find something once the job is open that we couldn't see before, like soft or wet soil, buried debris or roots, we'll stop, show you and explain what it changes before doing extra work. We won't add charges you haven't agreed to.
Prices on an estimate are good for the period written on it. After that, material costs can change, so we may need to update the figure before scheduling.
Scheduling, weather and cancellation
We'll give you a start date when you accept your estimate, and we do our best to keep it. Concrete depends on the weather, so rain, freezing temperatures or heavy heat can push a pour back because pouring in the wrong conditions leaves a weaker, dusty surface later. We'll let you know as soon as we see a delay coming.
If you need to cancel or move your date, call us at (207) 707-4423 as early as you can. If we've already ordered materials, scheduled a concrete delivery or done prep work on your site, you may be charged for those costs. Any deposit terms will be written on your agreement.
Payment
Payment terms, including any deposit and when the balance is due, are written on your estimate or agreement. Unless that document says otherwise, the balance is due when the work is finished.
If a payment is late, we may pause any remaining work until it's settled. We'll talk to you before it gets to that point, because most payment problems are a misunderstanding that a phone call can fix.
Your part of the job
We ask you to tell us about anything underground we should know about, such as septic lines, sprinkler pipes, buried cables or old tanks, and to make sure we have clear access on the day of the pour. Some work may need a permit from your city, and who applies for it will be set out in your agreement.
New concrete needs time to cure, which is the wait while it hardens and gains strength before it's ready for use. We'll tell you when you can walk on it and when you can drive on it, and following that guidance protects the slab. Damage from early use, de-icing salt in the first season, or heavy equipment we didn't plan for isn't something we can be responsible for.
Our guarantee and what it doesn't cover
We stand behind our work and guarantee your satisfaction on every job. If something isn't right, call us and we'll come look at it. Any written warranty for your project, and how long it lasts, will be stated in your agreement.
Concrete is a natural material, so some things are normal and not defects. Small hairline cracks can still appear even on a well-built slab, which is why we cut control joints, grooves that give the slab a planned place to crack instead of a random one. Slight color differences, surface wear over time, and damage from settling soil we didn't prepare, ground movement, flooding, tree roots, chemicals or misuse are not covered.
Apart from what's written in your agreement, our work is provided as described, without other promises, and to the extent Maine law allows, we don't give implied warranties beyond that.
Limits on our liability
We're licensed and fully insured, and we take care to protect your property while we work. Even so, to the extent the law allows, our responsibility for any claim tied to a job is limited to the amount you paid us for that job.
We aren't responsible for indirect losses, like lost use of a driveway during curing, or for damage caused by things outside our control, such as weather, hidden underground conditions you didn't tell us about, or work done by others after we leave.
Using this website
You can read and share this site for your own use, but the text and photos belong to Sterling Auburn Concrete and can't be copied for business purposes without our permission. We try to keep the information here accurate, but it may change, and we don't promise that the site will always be available or free of errors.
This site may link to outside websites, like a city office or a form service. We don't control those sites and aren't responsible for what's on them.
If we disagree
If you're unhappy with something, call us first. Most problems get solved quickly when we can come out and look at them together.
If we can't work it out between us, we both agree to try good-faith mediation before going to court. Any legal claim must be brought in the state or federal courts serving Androscoggin County, Maine, unless the law requires otherwise.
Which state's law applies
These terms and any work we do for you are governed by the laws of the State of Maine, without regard to rules that would apply another state's law.
Changes to these terms
We may update these terms from time to time, and the version posted on this page is the one that applies. Changes won't affect a job you've already signed an agreement for unless we both agree in writing.
